questions from a teacher
getting started with an architect
At what stage should we bring an architect on board?
Ideally, as early as possible. Before any commitments are made, we can help you assess the feasibility of your site, explore your options and align your vision with your budget. Involving us early ensures the project starts on the right track, potentially saving you time and money further down the line.
Do we really need an architect if we just want a standalone modular classroom?
Yes. Whilst standard modules exist, an architect ensures the new building actually works for your specific needs and integrates with your estate. We exercise experienced design judgement and handle vital aspects like securing planning permission, optimising natural light, maximising internal layout efficiency and flexibility, safeguarding compliance with DfE requirements and Building Regulations, and ensuring the delivery process is safe and efficient.
So, when do we need to get an off-site contractor on board?
Ideally, straight after we have concluded the initial feasibility work for you. Collaborating with an off-site contractor early in the process ensures we benefit from their knowledge and experience with their bespoke system. We have an extensive network of off-site contractor contacts and we will ensure the appropriate one for your project is sat at the table during our discussions.
How do we create a "design brief" to explain what we actually need?
You don't need a formal or technical document to start. We will sit down with your leadership team and staff to discuss the challenges you are facing—whether that’s outdated facilities, a lack of dedicated specialist SEND space, or growing pupil numbers. We then translate those practical needs into a clear architectural brief that guides the entire project.
DEMYSTIFYING OFF-SITE CONSTRUCTION
What exactly is off-site construction, and why is it beneficial for schools?
Off-site construction means that large components of your building—such as structural timber frames or entire room modules—are precision-manufactured in a factory before being transported and assembled on your school grounds. For the education sector, the primary benefits are significantly faster build times, rigorous quality control, enhanced sustainability credentials, more predictable build costs, and drastically reduced disruption.
Will an off-site or modular building look like a temporary "mobile" classroom?
Absolutely not. Modern off-site architecture results in permanent, high-quality, and highly durable structures. The design is completely bespoke; we can ensure the new building blends seamlessly with your existing masonry or stands out as a contemporary, inspiring space featuring elements like living green walls and modern architectural lighting.
Is off-site construction more environmentally friendly than traditional building methods?
Categorically yes. Precision manufacturing drastically reduces material waste, energy use and carbon footprint. Furthermore, off-site methods, particularly those utilising sustainable timber, offer excellent thermal efficiency. This means a warmer, more comfortable learning environment in the winter, and significantly lower long-term energy bills and carbon emissions for your school.
MANAGING TIMELINES + MINIMISING DISRUPTION
How long does the whole process take, from our first meeting to the building opening?
This is dependent upon the scale and complexity of your project. Whilst the early design and planning permission stages take the same amount of time as a traditional build (usually a few months), the construction phase is often up to 50% faster. Because groundworks on your site and the manufacturing of your building in the factory happen at the same time, the overall project timeline is significantly shortened.
How do you ensure construction doesn’t disrupt the academic year or pose a safety risk to students
Safeguarding and minimal disruption are our top priorities. Because the bulk of the construction happens away from the school, the number of tradespeople, deliveries, and heavy machinery on your site is kept to an absolute minimum. We meticulously plan the delivery and assembly phases with the off-site contractor, often scheduling the actual installation of the building components during half-terms or the summer break.
How long does it typically take to secure planning permission for an educational site?
Once the application is submitted to the local authority, it typically takes 8 to 12 weeks to receive a decision. We manage this entire process on your behalf, preparing all the necessary drawings and documentation required to give your application the highest chance of success.
BUDGETS, FUNDING + FEASIBILITY
How do you calculate your architectural fees, and when are they payable?
We operate with complete transparency so that school governors and trust finance teams can budget accurately. Our fees are calculated as fixed lump sums at each design stage, invoiced at clear milestones throughout your project. The actual figures are dictated by the scale and complexity of your project, and our fixed fees and invoice schedule are always communicated via a simple bespoke fee proposal document.
Can you assist us with the design work needed to secure CIF (Condition Improvement Fund) or other educational grants?
Yes. A successful funding application requires robust, highly detailed evidence. We provide the necessary feasibility studies and initial concept designs, and can assist with accurate cost estimates required to support a compelling bid and maximise your chances of securing funding.
What additional or "hidden" project costs should we budget for beyond the construction and architectural fees?
As part of our feasibility studies, we map out an initial financial picture to ensure there are no surprises. Beyond the build and our services, an overall project budget should account for statutory planning fees, specialised site surveys (such as topographical, utilities or ecology surveys), other design consultants (such as acoustic consultants, structural/civil/fire engineers, or MEP consultants), and VAT.
Can you help us engage with other consultants that we might need during our project?
Yes, of course. We have an extensive network of consultant contacts that we can engage with on your behalf if your project requires additional expertise.
now that’s cleared up, what are you waiting for?
